Project for Joseph Silvers

I have an existing 4500 sf residential complex located at: 908 W 131st Ave Tampa FL 33612 The property is 80'x180' The complex consists of 3 structurally distinct homes (est. 3000 sf, 1000 sf, and 550 sf). I want to further subdivide the 3000 sf home into a 3 bedroom home with upstairs apartment. A project folder is located at: [login to view URL] The project folder includes an amateur Skechup model, as-built drawings, and photos of the property. Requirements: - I need to clean up the Sketchup model so it looks professional. Specifically, I need the sketchup model to be checked for errors (i.e. zero-thickness ceilings, dimensions,etc) and improved (i.e. incorporate grouping, components, and other best practices) - I need recommendations on interior design features to include colors, textures, and styles. My design inspiration at this point is urban minimalistic and/or tuscan italian. - I need recommenations on landscaping features (this home is located in Florida) - I may request a rendering later, but for now it is sufficient to visualize in sketchup only Planned Structural Changes: - Convert fireplace to an eat in hibachi grill with window - Remove interior wall between dining room and family room in big house, first floor. - Convert laundry room to a main entrance, and cut hole between laundry room and dining room in big house, first floor. - Create 4th living space (upstairs apt) by adding external stairs to rear portion of big house second floor. - Add front porch to small house Planned Architectural Changes - Remodel bathroom - Complete re-paint and re-style of interior features Planned Civil Engineering Changes: - Redesign driveway - Landscaping - Grass - Sprinkler system
