I need a beta site for our property management company. We manage properties ranging in size from 1 to 50 units. Our website needs to service three types of users (owners, tenants, and the management company). I envision 1 master log-in screen with a separate route for each. Property Managers: Need to see a property's current performance (rent roll and operating statements), process the income and expenses, see maintenance requests by property, run background checks on prospective tenants, post unit availability to the main website, see the online training portal and the master database of leases for each property. Property Owners Need to log in an see current rent roll, leasing status and operating statements Tenants Need to login and see their lease maturity, make/see the current payment due and see an online payment history, request maintenance, see current other units available with management company and see a detailed utility usage history.
## Deliverables
1) All deliverables will be considered "work made for hire" under U.S. Copyright law. Employer will receive exclusive and complete copyrights to all work purchased. (No 3rd party components unless all copyright ramifications are explained AND AGREED TO by the employer on the site per the worker's Worker Legal Agreement).
2) At a minimum: Delivery of a creative brief within two weeks of engagement and content outline within a month. Site map after 6 weeks and wire frames no later than 2 months after initial engagement. Delivery of mockups/composites must be delivered within 10 weeks of engagement and final development site prototype no later than March 30, 2011. 3) Prior to final payment hired worker must complete an operable and fully function website with the indicated capabilities above. 4) Delivery of fully completed prototype on or before March 30, 2011 and final working site within 2 months after. Timing can be only be delayed if issues arise that are beyond Insight Management control. 4) Weekly progress reports with visual indications of progress and any pending issues along with time card. 5) Worker must respond to emails within a 24 hour period during normal weekdays.
