Need a Website built for a Residential Real Estate Rental company. The script does not have to be coded from scratch – any script that can be modified to meet the stated requirements and bolt into a competent content management system will work. The domain name is registered and a server is in place that works well with php/mysql hosting. Everything else listed below needs to be fabricated. This is probably accomplished most easily by selecting an appropriate content management system and then adding/modifying scripts for a custom solution. Property Listing Script The website will contain rental property listings in metropolitan areas across the United States. On the “home” page of the site the user will select their State from a map, then select their metropolitan area to filter listings for that area only. The site will display Residential Property “For Rent” Listings in a showcase format. The listing script must have robust capabilities such as: • Display unlimited property listings • Display unlimited photos of the listing. • Listings display a Google Map. • Listings display Zillow information including home valuations (Zestimates), home valuation charts, comparable houses recently sold, and market trend charts. • Listings link directly to the Local School Search Page and auto-populates the zip code to display local schools for your listing. • Display "Featured Listings" site home page. • Comprehensive Property Search feature • Search by price, bed/bath, parking/garage, location, keyword • Display slideshows for listings Form Submission The unique requirement for the site is its integration with an online “rental application”. A user must be able to select a property, view all the property details, and click “Apply” to create a membership profile. This is streamlined so that if the user creates a membership profile in the context of applying to a property, once the membership profile is created the property rental application will be pre-populated with the specific property details from the property listing and their personal details from the membership profile. Membership / Payment API The application process will include payment of either an “application fee” or a “membership fee” – collected through integration with Google Checkout (we don't trust Paypal). Once a user has paid a “membership fee” they can apply to an unlimited number of properties with their membership account for 180 days, after which their membership account expires. Administrative Content Management Functions The administrative “back end” will have property listing creation tool, to allow entry of property details and uploading of property photos. The administrator will have the ability to update the text areas of the site such as “featured listings”, news sections, about us, legal info, etc. Member Management The site will email new member / applicant details to the site administrator for reconciliation with payments received. The administrative side should have excellent email newsletter subscription tools for notifying subscribers of new properties that meet their criteria, etc. The framework of the site and scripts are what need to be built.
