Design new theme for site

I need someone to create a new theme for my website www.soft321.com. ? The site currently has spelling mistakes and looks pretty drab. I would like something which is nice, colourful and easy on the eye and very easy to navigate. ? The site should be SEO and also pass html and css validation. ? The site sometimes takes a little time to load, so if you can optimise the code in the skin then that would be good as well. There are 6 areas for google adsense, so these would have to be considered. Area 1 : 160x600 Area 2 : 200x90 Area 3 : 234x60 Area 4 : 300x250 Area 5 : 728x90 Area 6 : 728x15 Since I expect this website to be designed from the ground up (well from the basic site which it is), I would like the winner to use pictures I can buy from '[login to view URL]' or somewhere similar. ? I don't want to have to deal with the hassle of copywrite! I would like a list of pictures which are going to be used so I can price how much the pictures alone would cost. I would like to see what you have done in the past (or doing now) to see how good you are before I accept. Textal content isn't necessary, as everything will link into the admin area. I would like a mock up of what you think you might do for it so I can better have an idea of what I want. If I pick you to do the design and code, I will setup an ftp account for you to test your new design with the site.
