TASK 1
- Following on from the acceptance of the feasibility study prepared for Assignment 1, you have now been asked to prepare part of the elemental cost plan for Case Study 1 using information contained in Case Study 2 as a source of data. The cost plan should include only the elements contained within:
1.) The second floor from and including the structural second floor to the underside of the structural roof
2.) The substructure
3.) Group elements 9 to 15 as appropriate.
- A reasoned explanation of how you have prepared the cost plan, explaining and detailing all adjustments and assumptions made should be included. All supporting work undertaken as part of Learning Activities 3.6 and 3.8 should be included as appendices to the cost plan.
- Appendices A and B should be referred to when preparing the cost plan, as they provide an example of the query list to the architect and subsequent take-off of element unit quantities relating to Element 2.6: Windows and external doors for the first floor.
- An Excel file containing templates for the cost plan is available on the VLE to assist with some stages of this task. (APPROX. 1,200 WORDS)
TASK 2
- Life cycle costing is undertaken as part of the value management process. Discuss the benefits of this when considering alternatives for the air-conditioning installation in the offices in Case Study 1, and explain factors other than cost that the client should be made aware of in relation to alternative specifications. (APPROX. 650 WORDS)
TASK 3
- Referring to the work that you have undertaken in the sustainability learning activities, appraise the impact that the sustainability agenda has during the life cycle of the building in Case Study 1 by considering the four phases of the project (development appraisal, pre-contract phase, post contract phase and occupation to the end of life of the building). Discuss and provide examples that illustrate how the sustainability agenda assists in achieving value for money for the client. (APPROX. 900 WORDS)
